The desert setting placed added emphasis on site planning, landscape, heat response, utilities, and the relationship between vehicle circulation and the customer experience.
The project was managed as a coordinated entitlement, design, and construction effort. Brand requirements were maintained while local agency input and site-specific constraints were resolved through practical design decisions.
Capital and coordination
The outcome is a recognizable prototype that still responds to its place—a concise retail development delivered with close attention to approvals, cost, schedule, and operations.
The finished location demonstrates the leverage in small-format development: modest building area does not mean modest complexity. Site circulation, utility strategy, approvals, and brand execution all carry an outsized effect on opening date, customer throughput, and investment performance.
