Project narrative
Investment premise
The project required a commercial-scale building to operate effectively on an urban site while presenting an intentional public face. Entitlement, access, circulation, life safety, existing conditions, and neighborhood context all had direct implications for the investment case.
Risk and optionality
The owner-side strategy emphasized resolving constraints while the team still had design and commercial leverage. Agency input, consultant coordination, cost validation, procurement, and field execution were treated as connected decisions rather than sequential handoffs.
Capital and coordination
The design uses an articulated façade, transparent customer areas, and a strong corner identity to reduce the perceived scale of the program. Operational requirements remain legible without allowing the building to read as purely utilitarian.
Built result
The completed asset demonstrates basis protection through early coordination: fewer unpriced interfaces, clearer accountability, and a development plan capable of carrying a complex urban project from underwriting through delivery.
